Property Thoughts - Is the current price affordable?

Gua nak citer on serious matter.. so lu semua ambil perhatian. Tak da lawak OK.. oitt.. jgn gelak la..

Tiga empat bulan lepas  gua ada posting kat FB gua that property price kat mesia ni mahal especially kat area Lembah Kelang.. Persoalannya sekarang... logik ke harga rumah kat KL ni? Its anybody's opinion!!

Ramai pertikaikan posting gua.. harga rumah meningkat kerana kuasa membeli membukit.. this is berlandaskan pemulihan ekonomi negara yg makin rancak so the masses can afford the price tag - a product of our government inspiration to turn M'sia into high income per capita. Hmm.. logik.. logik.. tapi betul ke kuasa membeli tu ada pada "masses" atau terdapat pada segolongan kulikutive elit sahaja?

Telahan gua ni berlandaskan opinion not supported by facts... Gua takda concrete answer coz gua pun dah lama tak buat survey on starting salary for fresh graduate. Kalau ikut telahan gua... dlm oil & gas industry.. basic salary for fresh graduate sekarang ni lebih kurang RM4K/month.. financial institution about RM3k.. law firm nak kena tengok besar kecil.. yg besar as high as RM3K and kecik as low as RM1K.. kilang-kilang masih kekal pada angka RM2.5K utk kulikutive!!! So gua rasa suffice to say that average starting salary for kulikutive level kat M'sia sekarang ni is about RM3K. Hmm.. lumayan jugak lah kalau compare to masa gua mula2 start kerja dulu cuma RM1800 je.. RM3-4K ni dulu taraf-taraf manager tu... kalau time makcik-makcik gua pulak.. 4 figure salary ni boleh dapat dlm mimpi je!!!!

Tetapi perlu diingat.. figure-figure kat atas khas utk kulikutive kolar putih sahaja.. so apa basic salary utk pekerja kolar biru, pink, hijau dan jingga? Jauh.. jauh... pak guard basic from RM400 ke RM1.2K.. tukang sapu about RM600-800.. pekerja-pekerja supermarket about RM800-1500... polis dan askar dah lumayan skit.. basic about RM800 +/- elaun dapat la anggaran RM1500 sebulan compare to RM400 je masa era tahun 1990an.

Agak-agak rumah-rumah kat KL ni berapa harga dia? Kalau lu amik dekat-dekat KL.. average price for terrace house is about RM450K.. outskirt i.e, Bangi, Shah Alam, Selayang boleh la dapat dlm RM350K.. melainkan kalau korang sanggup ulang-alik dari Pajam, Nilai, Tanjung Malim or Seremban.. boleh la dapat dalam RM250K. For a RM450K house.. lu perlu ada lebih kurang RM60K utk deposit and other fees.. kalau amik average gaji RM3 sorang.. so per household income adala dlm RM6K gross. Lepas tolak the compulsory deduction.. dpt la dlm agak-agak RM5K..  Dgn RM5K.. berapa tahun baru dapat kumpul RM60K? Realisticly 10 years.. this is taking into consideration cost of living + other expenses.. but by that time.. harga rumah tu mungkin dah jadi RM600-700K.. so boleh ke kejar nak beli rumah tu? Assuming la lu dpt financial support from MBF (Mak Bapak Finance) utk deposit rumah... tapi cukup ke RM5K utk byr bulan-bulan lebih kurang dlm RM2800. Tu tak termasuk other expenses.. it is unwritten policy kat M'sia ni sebiji rumah ada 2 biji kereta.. sorang satu la katakan.. Sebiji kalau tak Honda mesti Toyota and sebijik lagi either MyVi or Waja.. Nak maintain dua biji kereta ni je dah lebih kurang RM2000 sebulan termasuk petrol /  insuran / maintenance and ansuran bulanan.. so tinggal la RM200 boleh ke?? Mana nak bayar bil.. lifestyle.. makan.. & other expenses - tu tak termasuk anak-anak lagi?

Nak tak nak.. most of these young elite kulikutive will have to buy property jauh dari KL... bangi.. shah alam.. selayang etc.. At RM350K.. monthly payment is around RM1800.. tolak kereta RM2000 adala RM1200... Those who are blessed with simple life mungkin cukup.. tapi kebayakkan kulikutive elit gua tengok pagi2 mesti nak pekena san francisco coffe latte.. lunch.. paling koman kat subway.. minum petang kat starbuck and dinner kat kopitiam and the like.. apa citer dowlll!!!

Persoalannya sekarang.. cukup ke duit for the young executive to buy their first house to be called HOME? GOD's willing.. with determination and prudence saving.. insyallah most of the kulikutive will be able to purchase their "dream" home even though a simple CONDOMINIUM as a start. My sympathy goes to the non kulikutive.. those who is in the blue collar segment... with the current salary and other expenses to pay.. the only decent property they can afford is either low cost or medium cost apartment. It is disheartening to read in the recent newspaper that those in power PKNS, Municipal and other government agency and who are in top post actually bought these low cost apartment during the lauching stage - not 1 but 3 or 4 units and rent it out to the needy!! To me this is another daylight robbery!! It is even sickening to know that our present law is not cater to prohibit such purchase!!! Lu jgn salah faham.. kalau sub-sale.. gua agree tapi for new development on these type of housing category.. the needy should be given the priority.. and NOT THE GREEDY!!!

Kacau Jiwa Gua dowlll... btw.. sapa nak sewa rumah call gua yea... macam-macam ada..

  1. well, agak tertarik dengan ur opinion.act quite terasa dgn basic starting for lawyers tu.as i know, average rates for now da x jmpe lawyer gaji 1k.plg cikai gua pnh dgr pn 2.5k.
    another one, bangi.didnt know whether u're familiar with the area or not but 2 b frank, bangi, even though the location is quite far from kl, (for some peeps)it's not that cheap.350k for a house in bangi??klu 10 years old maybe.as far as i know, the real property value in bangi increased a lot in recent years.

    i'm involved in property, professionally and maybe as one way to makes money.its all about planning and yes, u're right.location, location and location.

  2. BTW - bangi is big.. if you're talking about central.. yes.. more than RM350 but if near UKM etc.. i think roughtly about RM280-400.. but I'm open to be enlightened
