Property Thoughts - Purchase of HOME

Lately ni gua tak tau kenapa ramai sangat terjah kat gua and tanya pasal property purchase.. Nak kata kat dahi ada tertulis "Tempat Bertanya" takda la pulak masa gua tengok cermin pagi tadi..

Tapi cam besa... gua ni di anugerahkan sifat suka-menolong terutama kepada golongan insan lemah.. perghhh. Soalan lazim yang gua selalu dapat lately "kalau gua beli rumah kat area ni, lu rasa ok tak?" or "agak-agak area ni ok tak kalau gua beli?" Pelik betul.. nak beli rumah pun dok sibuk tanya perasaan gua.. macam la gua nak bayar down payment lu.. hahahah...

Biasanya kalau gua dapat soalan camni.. gua besa tanya balik.. "lu beli ni untuk investment or tinggal sendiri?". Kalau untuk investment a lot of consideration must be taken into account.. bab ni mungkin gua boleh bagi pendapat gua yang bernilai 2 sen setengah ni.. tapi kalau untuk sendiri duduk.. nak buat anak dan beranak pinak.. lu tepuk dada tanya selera sendiri la. Why? Bab ni gua susah nak cakap.. very sentimental gua cakap lu. Purchase of home and purchase of investment property is different.

Purchase of investment property should not have any emotional attachment.. yg perlu tengok is the INVESTMENT RETURN whereas purchase of HOME involves loads of emotional consideration.. People purchase home for various reason.. ada yg suka design.. ada yg suka pasal rumah depan padang.. ada yg suka pasal neighbor dia cute-cute.. ada yg suka pasal area tu ada mamak stall... dekat dengan parent.. awek.. mistress..macam-macam la.. letih la kalau nak list.. Kesimpulannya.. macam tengok awek la.. ada awek gua rasa paling cantik.. kalah miss world.. tapi mungkin ada setengah orang rasa biasa je... ada orang rasa hampeh! The thing yg lu mungkin should take into consideration is the crime rate.. cos its a threat to your life and family well being.. the rest.. is up to the eye of the beholder... as long as it will make you happy for whatever reason.. just buy it..  YOU DONT NEED ME TO ENDORSE :P

Happy buying...

Property Thoughts - Jual Beli Rumah - Is it a good investment strategy?

Lebih kurang empat lima bulan lepas.. datangla sorang mamat ni jumpa gua seeking for advice on property investment. Gua pun pelik.. why me?? WHY ME!! Gua bukan terer pun... takat ada sebiji dua rumah does not qualified me to be a property investment consultant.. takat Sultan of Con tu mungkin la... hahahah.. Tapi atas dasar hubungan kronism tahap gaban gua pun sudi mendengar... lagipun daripada gua layan citer pasal EPL yg bebudak sebelah tu sembang.. baik gua layan mamat ni..

According to mamat ni.. strategy dia is to buy during the launching or development stage and sell it upon completion.. Mamat ni beria-ia memberi contoh kawan-kawan dia yg makes thousands of $$$ from this strategy... bersemangat betul dia bercerita macam baru dapat tackle awek umur 18 tahun. Gua rasa sudah tentu dlm hati dia dah set that this is the best strategy.. Problem dia katanya camna nak raised the deposit.. so he was thinking of either taking a personal loan or refinance his existing house to get things started...

Gua termenung seketika... kerana gua tau persoalan ini berat.. kerana commitmentnya mungkin sama taraf dgn commitment org kahwin.. sampai akhir hayat dowlll..

Setelah habis air liur dia bercerita.. dia pun bertanya kat gua..

Mamat: So apa pendapat lu? Strategy gua OK tak?

Gua: First of all.. you need to check.. what is your investment objective? Kalau lu nak create your own skim cepat kaya.. this may be your best game but to tell you the truth.. this is not my game.. gua bukan flippers..

Mamat: Flippers? Flippers tu apa?

Gua: Flippers tu refer to those who buy & sell property for capital gain.. I am not that person.. Gua buy property for positive cash flow.. any capital gain is a bonus..Gua dont buy properties under construction because I like to see, touch and fell what I am buying.. gua nak tau sapa neighbor gua.. sapa pak imam surau gua.. anak dara ada berapa org kat taman tu.. gua Islamic skit maaa... perrghhh. Lagipun bagi gua.. investment is all about knowledge, control and leverage which may not exist in purchasing and selling off of new property for capital gains.

Mamat: Pesal lu cakap macam tu.. the surrounding project can give indicative on the "value" of the new property.. that's a valuable knowledge!

Gua: People may "think" they have the market knowledge.. but in my humble opinion.. whatever information gather prior to completion of any project is consider an "opinion" e.g, Puncak Alam is going to be the next Shah Alam because of the new UiTM build there or Putra Heights is going to be another Subang Jaya coz of the jazz and vibrant location.. Gombak is going to be like Bangi etc.. it may happen.. it may not.. Further.. just because the 1st phase sell like goreng pisang panas does not mean that the 2nd phase will be selling like durian during out of season..  "VALUE" of property is just a matter of opinion.. you may think its worth XYZ whereas I may say its worth ABC.. it is only become real once it is realise.. but until then.. it remain as an opinion.

Gua sambung.. though you may have leverage in this type of investment as you need to fork out only 10% and the remaining 90% will be provided by the bank.. but the most disturbing inherent risk here is that you dont have control over the perceived investment.. A new development may take an average 3 years to complete.. during this period can you guarantee that there will be no change of circumstances? What if the developer go kaput? The property may enter the statistic of another abandon project and yet you still have to serve the loan. Are you willing to risk your life time commitment? Tu gua tak citer lagi kalau market make a U-turn to South instead of North.. or if property bubble knock on our door.. haru beb...

Mamat: Abis tu buying for rental also based on "opinion" that you can easily get tenant.. and how can you "control" that you be getting the desired rental fees?

Gua: You're not wrong.. However, such "opinion" can be easily supported by facts.. before buying.. look around.. is there any  empty unit? If YES.. how many.. if too many.. then you should walk off and consider other places.. as for the desired rental fees... re-visit the place especially during night time.. look at the car park in the area.. that will give you a basis of average income group staying in the area... thus would give you some basic idea of the average rental fees in the area. This may not be 100% correct but because the property is in existence it will be easier to collate information and form a basis of "trending" about the property.. and in investment.. "trend is your friend".. To demonstrate the use of knowledge, control and leverage in property investment for cash flow is this - you only purchase the property when you have done your research on the area - location, average rental, amenities, accessibility - Once you're happy with the finding, you then look at how best you can use your leverage to make this investment happen i.e., if the rental is around RM500/month.. what would be your monthly payment to the bank.. if the rental yield suggested around 8%.. its worth to have a look at the property.. as your rental normally below your payment to the bank. If 10%.. normally its a grab.. subject to location.. This is how you control your investment against your leverage because at the end of the day its the positive cash flow that counts no matter how small you make it is still an additional income to you. Another control on your rent that you can adopt is by making some improvement on the property e.g., furnish it or done up some renovation.. that would normally gives you an edge over other landlord!!

Kawan gua terdiam dgn hujah-hujah gua.. tapi gua tau tiada riak kepuasan di mukanya... and gua yakin dia akan teruskan niat dia.. Gua harap he'll do enough study before taking on the big leap.. and hope that all the talks by his friends of big fat $$$ through this strategy is not just another marketing talk by some cereal producer  who claim that the product is LESS IN FAT but did not inform the audience that it has FULL LOAD OF SUGAR. The audience will be attracted to the claim that it is less in fat but subconsciously fail to realized that SUGAR is also bad for health... lets us all make a prudent judgment before making any investment... as I once mentioned in my FB.. the best investment is in KNOWLEDGE...

Property Thoughts - Is the current price affordable?

Gua nak citer on serious matter.. so lu semua ambil perhatian. Tak da lawak OK.. oitt.. jgn gelak la..

Tiga empat bulan lepas  gua ada posting kat FB gua that property price kat mesia ni mahal especially kat area Lembah Kelang.. Persoalannya sekarang... logik ke harga rumah kat KL ni? Its anybody's opinion!!

Ramai pertikaikan posting gua.. harga rumah meningkat kerana kuasa membeli membukit.. this is berlandaskan pemulihan ekonomi negara yg makin rancak so the masses can afford the price tag - a product of our government inspiration to turn M'sia into high income per capita. Hmm.. logik.. logik.. tapi betul ke kuasa membeli tu ada pada "masses" atau terdapat pada segolongan kulikutive elit sahaja?

Telahan gua ni berlandaskan opinion not supported by facts... Gua takda concrete answer coz gua pun dah lama tak buat survey on starting salary for fresh graduate. Kalau ikut telahan gua... dlm oil & gas industry.. basic salary for fresh graduate sekarang ni lebih kurang RM4K/month.. financial institution about RM3k.. law firm nak kena tengok besar kecil.. yg besar as high as RM3K and kecik as low as RM1K.. kilang-kilang masih kekal pada angka RM2.5K utk kulikutive!!! So gua rasa suffice to say that average starting salary for kulikutive level kat M'sia sekarang ni is about RM3K. Hmm.. lumayan jugak lah kalau compare to masa gua mula2 start kerja dulu cuma RM1800 je.. RM3-4K ni dulu taraf-taraf manager tu... kalau time makcik-makcik gua pulak.. 4 figure salary ni boleh dapat dlm mimpi je!!!!

Tetapi perlu diingat.. figure-figure kat atas khas utk kulikutive kolar putih sahaja.. so apa basic salary utk pekerja kolar biru, pink, hijau dan jingga? Jauh.. jauh... pak guard basic from RM400 ke RM1.2K.. tukang sapu about RM600-800.. pekerja-pekerja supermarket about RM800-1500... polis dan askar dah lumayan skit.. basic about RM800 +/- elaun dapat la anggaran RM1500 sebulan compare to RM400 je masa era tahun 1990an.

Agak-agak rumah-rumah kat KL ni berapa harga dia? Kalau lu amik dekat-dekat KL.. average price for terrace house is about RM450K.. outskirt i.e, Bangi, Shah Alam, Selayang boleh la dapat dlm RM350K.. melainkan kalau korang sanggup ulang-alik dari Pajam, Nilai, Tanjung Malim or Seremban.. boleh la dapat dalam RM250K. For a RM450K house.. lu perlu ada lebih kurang RM60K utk deposit and other fees.. kalau amik average gaji RM3 sorang.. so per household income adala dlm RM6K gross. Lepas tolak the compulsory deduction.. dpt la dlm agak-agak RM5K..  Dgn RM5K.. berapa tahun baru dapat kumpul RM60K? Realisticly 10 years.. this is taking into consideration cost of living + other expenses.. but by that time.. harga rumah tu mungkin dah jadi RM600-700K.. so boleh ke kejar nak beli rumah tu? Assuming la lu dpt financial support from MBF (Mak Bapak Finance) utk deposit rumah... tapi cukup ke RM5K utk byr bulan-bulan lebih kurang dlm RM2800. Tu tak termasuk other expenses.. it is unwritten policy kat M'sia ni sebiji rumah ada 2 biji kereta.. sorang satu la katakan.. Sebiji kalau tak Honda mesti Toyota and sebijik lagi either MyVi or Waja.. Nak maintain dua biji kereta ni je dah lebih kurang RM2000 sebulan termasuk petrol /  insuran / maintenance and ansuran bulanan.. so tinggal la RM200 boleh ke?? Mana nak bayar bil.. lifestyle.. makan.. & other expenses - tu tak termasuk anak-anak lagi?

Nak tak nak.. most of these young elite kulikutive will have to buy property jauh dari KL... bangi.. shah alam.. selayang etc.. At RM350K.. monthly payment is around RM1800.. tolak kereta RM2000 adala RM1200... Those who are blessed with simple life mungkin cukup.. tapi kebayakkan kulikutive elit gua tengok pagi2 mesti nak pekena san francisco coffe latte.. lunch.. paling koman kat subway.. minum petang kat starbuck and dinner kat kopitiam and the like.. apa citer dowlll!!!

Persoalannya sekarang.. cukup ke duit for the young executive to buy their first house to be called HOME? GOD's willing.. with determination and prudence saving.. insyallah most of the kulikutive will be able to purchase their "dream" home even though a simple CONDOMINIUM as a start. My sympathy goes to the non kulikutive.. those who is in the blue collar segment... with the current salary and other expenses to pay.. the only decent property they can afford is either low cost or medium cost apartment. It is disheartening to read in the recent newspaper that those in power PKNS, Municipal and other government agency and who are in top post actually bought these low cost apartment during the lauching stage - not 1 but 3 or 4 units and rent it out to the needy!! To me this is another daylight robbery!! It is even sickening to know that our present law is not cater to prohibit such purchase!!! Lu jgn salah faham.. kalau sub-sale.. gua agree tapi for new development on these type of housing category.. the needy should be given the priority.. and NOT THE GREEDY!!!

Kacau Jiwa Gua dowlll... btw.. sapa nak sewa rumah call gua yea... macam-macam ada..
